Set in very private gardens (almost 6000m2 / 1.75 acres) with no near neighbors, the mature grounds are often visited by various forms of wildlife : doves, pheasants, woodpeckers, nightingales in season, hedgehogs and deer. There is also an abundance of wild flowers and wild orchids in the neighbouring fields in June.

St Urcisse offers:

The nearby little village of St Urcisse is just a 15 mins walk and has a very good restaurant and bar.

A gated entrance to the property leads from the country road to a PARKING BAY at the entrance for 3 cars.

The old stone farmhouse is set beside a small country road and has been entirely renovated to create light, bright rooms throughout this farmhouse (150m2 accommodation)

WIFI

FAMILY ROOM :  With farmhouse dining table (seating 8), comfortable seating for all and TV (with English and French free to view channels).   Fully equipped kitchen – Country style kitchen units,  a 4 ring gas hob and eye level electric fan oven, sink, dishwasher and Microwave (the AGA shown is turned off in the summer).

The washing machine, tumble dryer, upright fridge/freezer with ice maker are located in the adjoining utility room.

Separate WC on this level, together with a 2nd  LOUNGE (2 x 2-seater settees) and a further independent STUDY.

FIRST FLOOR

BEDROOM I – Double bed / BEDROOM II – Single bed

BATHROOM : with large double bath and shower taps, separate open shower cubicle, sink, bidet & WC.

BEDROOM III – 2 twin beds / BEDROOM IV – Double bed

 

Outside, there is a LARGE COVERED DINING TERRACE with extendable teak table and 8 chairs, charcoal BBQ.

THE PRIVATE POOL  is 11m x 5 m fenced and alarmed, with ladder entry, surrounded by a large grass terrace. (Min depth : 1 m / max depth : 2m) .  There is a terraced area for sunloungers, chairs and parasols.

The house is set in very private gardens (almost 6000m2 / 1.75 acres, partially fenced) : Lawned areas plus woodland, mature trees and shrubs giving plenty of shade. There is a small pond at the bottom of the garden, normally dry late Spring – Autumn, and another at the far side, inaccessible due to thick undergrowth and brambles.

The gardens are visited by various forms of wildlife : doves, pheasants, woodpeckers, nightingales, hedgehogs and deer.

Access at the bottom of the garden to farmland and you are free to walk the neighbouring countryside right from the doorstep. The woods opposite belong to the commune and are open to visitors.

NB : Care must be taken when walking through farmland, do not disturb the crops and if there are livestock present, be especially careful if they have young. You MUST have dogs on a lead at all times, otherwise you can be fined.

 

FOR YOUNG CHILDREN : There is a set of swings with a slide, lawned areas for children’s games, plus ‘secret paths’ for youngsters.

 

Local Attractions

Walking distance to the village of St. Urcisse (15 mins along the country road – Hi-vis jackets are recommended for safety reasons). Here you will find :

RESTAURANT ‘LA CHENERIE’ – although not an extensive menu, they have received very good reviews on food quality. All freshly cooked, local produce with a different menu featured every day (price 13€- 40€ main menus / a la carte or you can take from their Tapas & drinks menu).

You are also only 5 kms drive away from MONCLAR DE QUERCY with the best wood oven bakery in the region, petrol station, Carrefour supermarket, Chemist, Bank, & Post Office.

Main towns of MONTAUBAN or GAILLAC are 25kms away – as is ST ANTONIN NOBLE VAL – for the famous Sunday morning market & for kayaking adventures.

OUT OF SEASON BOOKINGS

There is a wood burner in the small lounge, an AGA electric double oven unit in the kitchen and gas central heating throughout.

 

 

Local Attractions

This area was at the heart of ‘The Hundred Years War’ and touched by the Cathars, Huguenots and the Knights Templar.

Nearby are Medieval villages, Bastide towns, Chateaux, Abbeys, Churches and magnificent natural sites of outstanding beauty; whether it be wooded valleys or the meandering River Aveyron with its dramatic gorges.

Also wine growing regions ~ ideal for a half day excursion to sample some of the local wines.

ACTIVITIES
Horse riding, canoeing, cycling, fishing, bird watching, rock climbing, tree wire, paragliding, wine tasting, museums, tennis and of course walking. Golf is available at Albi (18-hole delightful course).

An afternoon’s excursion by canoe through the Aveyron Gorge is considered a ‘must’ by nearly all guests.

 

Be sure not to miss the local market in St Antonin held on Sunday mornings and Villefranche de Rouergue on Thursdays.

EXCURSIONS BY CAR
Within short driving distances, excursions can also be made to a number of fascinating towns and villages including CORDES SUR CIELl ~ a medieval bastide town whose history includes the Cathars and Huguenots; ALBI with its Toulouse Lautrec Museum; NAJAC, voted one of the most beautiful villages in France; CAHORS & GAILLAC, for their wines; ST. ANTONIN NOBLE VALl fabulous in its own right and film location for ‘Charlotte Gray’; Montricoux ~ the Château, an old seat of the Templar Knights and Bruniquel all of which are well worth a visit.
